Specialist Surface Cleaning

DOFF Steam Cleaning

Superheated steam cleaning using the Doff system. Safe, effective removal of soiling, staining, biological growth and graffiti from natural stone, brick, concrete and heritage surfaces.

Low pressure. High temperature. Gentle on delicate substrates. Used across Birmingham, the West Midlands and nationally.

What Is DOFF Steam Cleaning?

Superheated Steam at Low Pressure

The DOFF system delivers superheated steam at temperatures up to 150°C at very low pressure. This combination is the key to its effectiveness. The high temperature breaks down soiling, staining, biological growth and contaminants without the destructive force of high-pressure water jetting.

This makes DOFF particularly suited to natural stone, heritage brick and masonry where high-pressure washing would risk physical damage to the substrate, joint mortar or carved detail.

DOFF also requires minimal water, reducing run-off and making it more practical in areas where water management is a concern.

Suitable Surfaces

What DOFF Can Clean

  • Natural stone (sandstone, limestone, granite)
  • Brick and terracotta
  • Concrete and blockwork
  • GRP and composite panels
  • Painted surfaces (where appropriate)
  • Cast iron and metalwork
  • Timber (where appropriate)
  • Heritage and listed building stonework

Note: Suitability is always assessed on a per-project basis. We carry out test patches on sensitive substrates prior to full treatment.

Applications

DOFF Steam Cleaning Applications

Building & Facade Cleaning

Remove decades of atmospheric soiling, black staining and biological growth from stone, brick and masonry facades without damaging the substrate.

Heritage & Listed Buildings

DOFF's low pressure and high temperature approach is ideal for sensitive heritage surfaces where high-pressure water or chemicals would cause damage.

Graffiti Removal

Effective removal of graffiti and paint from appropriate surfaces using superheated steam combined with approved cleaning agents where required.

Biological Growth & Staining

Removal of moss, algae, lichen, mould and organic staining from natural stone, concrete and brick surfaces.

Pre-Coating Preparation

Thorough surface preparation cleaning prior to sealant, paint or protective coating application on external masonry and stonework.

Industrial Cleaning

High-temperature steam cleaning of industrial equipment, machinery exteriors and plant where chemical-free cleaning is preferred.

Common Questions

DOFF Steam Cleaning FAQs

What is DOFF steam cleaning?

DOFF is a superheated steam cleaning system that delivers steam at very high temperatures (up to 150°C) at low pressure. This combination makes it effective at removing soiling, biological growth and graffiti from delicate surfaces without using high water pressure that could damage stone, brick or heritage materials.

Is DOFF safe for heritage and listed buildings?

Yes. DOFF's low-pressure, high-temperature approach makes it one of the preferred methods for cleaning listed buildings and heritage stone or masonry, as it avoids the substrate damage that can result from high-pressure water jetting.

What surfaces is DOFF not suitable for?

DOFF is not appropriate for all surfaces. Materials sensitive to heat, some painted surfaces and certain composites may not be suitable. We assess surfaces prior to any work and carry out test patches where necessary.

Do you cover the whole of the UK?
